Of course not. We will always listen to your instructions and keep you up-to-date on the performance of your investment.

 

Can you help me determine my property’s rental price?

Yes, that’s one of the advantages of working with a professional property manager. We can help you determine the rental price of your property. We have tried-and-tested tools to help us in this regard. Among other things, we’ll use our resources to conduct a comparative market analysis.

The analysis will help us determine how much similar rentals are charging in the same location. In the end, we are able to come up with a rent amount that is neither too high nor too low.

And as you have probably heard – the right rent attracts the right renter.

 

How do you market client rental properties?

To minimize the amount of time our clients’ properties stay vacant, we usually begin the marketing process as soon as we receive the notice from renters that they’re moving out.

We use a variety of advertising platforms to advertise our client’s properties. One of these platforms is our website. We have a professionally designed website that helps give our rental ads maximum exposure.

The other platforms are rental listing websites. We have hand selected over 20 rental listing sites that help get our clients’ properties in front of as many prospective tenants as possible.

Good examples of rental listing sites we use include Rentboard, Facebook Marketplace, Kijiji, Rent Canada, Zumper, Padmapper, numerous Grande Prairie Facebook rental groups and more!

We’ll also market your property by posting it on our office listings as well as placing “For Rent” signs in strategic places.

 

How long does Real Canadian Property Management Solutions take to fill rental vacancies?

Every day your property remains vacant costs you money. What’s more, it means zero income at the end of the month.

As such, our goal is to fill our client’s vacant properties in the shortest time possible. That’s why we use a variety of platforms to advertise vacant rentals.

 

Should I allow pets in my rental property?

Whether or not to allow pets on your property is completely your decision as the property owner. That said, we usually strongly advise our clients to allow certain types of smaller pets into their property.

Why?

Allowing pets into your property might help you get long term tenants. This is because it can be harder for tenants with pets to find another alternative.

Additionally, us Canadians are a nation of pet lovers. Up to 65% of Canadian households own a pet, according to a survey conducted by Healthy Pets.

That said, pets do usually cause property damage as destroyed landscaping, chewed cables or wires, bad odors, chewed wood, and scratch marks.

Luckily, many of these problems can be remedied by doing certain things. For example, by putting restrictions on the type, size, and weight of the pet. You can also require such tenants to provide an additional deposit to cover any property damage caused by their pet.

 

Should I allow renters who smoke?

Real Canadian Property Management Solutions doesn’t allow any type of smoking on any of the rentals we manage. Smoke can not only cause property damage, but it can also harm those who occupy it.

We do include a clause in all of our lease agreements that prohibits smoking inside your rental property.

 

How do you ensure my property gets rented to the best tenant possible?

To improve the chances of landing the best tenant, we screen all potential tenants. Only applicants that have passed this rigorous process can be allowed to occupy our clients’ properties.

Our screening process looks at things like a tenant’s employment, creditworthiness, and rental and criminal background as well as social media presence.

This ensures that we select only the best quality tenant.

 

What do you require from tenants before they can rent a client’s property?

Once we approve a tenant, we require that they place the full security deposit amount in trust. Next, we set up a time for them to sign the agreement.

Then, at the time of lease signing, we require that the tenant provide the first month’s rent as well as any other additional fees. It’s only after a tenant has done this that they can be given the keys to the unit.

 

How do you handle utilities?

For the majority of properties we manage, the tenants are required to have all utilities in their own name and they are responsible for all payments

Some properties that share services (for example power, water gas) between units are setup for the homeowner to pay upfront but these costs can be either recouped from the tenant via a separate bill or included in the monthly rent.

If your property is vacant between tenants, it is the homeowners responsibility to cover any utilities incurred. The default energy provider in Alberta is Direct Energy.

 

What will Real Canadian Property Management Solutions do if something breaks in my property?

When a property is well-maintained, its value generally goes up. If something breaks in your property, the first course of action we’ll take is to notify you.

Then, with your permission, we’ll initiate the repairs. We have a list of professional contractors and vendors that can handle any situation almost immediately. You can expect the best quality work for the best price.

 

How do you handle late rent payments?

We are strict when it comes to enforcing our lease or rental agreements. When a tenant pays their rent late, we’ll respond quickly and send them a late rent notice. If the tenant doesn’t respond and the grace period has lapsed, we’ll then impose a late fee charge.

If a tenant still doesn’t respond, we’ll then be left with no other option than to begin eviction proceedings against the tenant. Our team is experienced and skilled in this regard.

We’ll ensure the process takes the least amount of time and cost the least amount of money.

 

How do you ensure my property is properly taken care of?

At Real Canadian Property Management Solutions, we understand how valuable our client’s property is to them. As such, we make it our business to ensure that the properties are always in great condition.

We generally conduct full property inspections four times a year, we do this to ensure that tenants are taking care of your property as well as addressing any maintenance issues that may have developed with your property. These inspection sheets are digitally uploaded to your home owner portal for you to review at your convenience.

 

What happens when a tenant wants to move out?

We require that tenants provide us a 30-days’ notice before the end of their lease. This period gives us ample time to market the property as well as check for any property damage.

If the tenant passes the move-out inspection, we’ll release them from the lease and refund them their security deposit. However, if the tenant has caused property damage, then we’ll deduct the appropriate costs from their deposit and refund them the remaining amount.

 

How does Real Canadian Property Management Solutions handle emergencies?

Whether an emergency or non-emergency, Real Canadian Property Management Solutions will handle them on your behalf. We have after hours live agents available 24/7/365 to handle any type of situation that may occur.

 

When do you usually pay clients?

Our statements run per calendar month. The standard statement date ranges between the 1st of the previous month to the last day of the previous month. We usually begin preparing monthly statements for our clients around the 10th of every month as we have to wait for all previous months bills to be submitted to us by vendors. Once updated, your statements will be available to you online to be reviewed at your convenience.

Home owners typically receive their monthly distributions.

As our client, you’ll also have access to the owners’ portal. With this portal, you’ll be able to view all your statements at your own convenience.

 

Will I need to change my insurance coverage?

We encourage that all of our clients carry adequate insurance for their property needs. As such, we highly recommend reviewing your policy with your insurance agent and let them know you will be renting your property out and ensure you have proper coverage before we can take on the management of your property.

We also advise tenants to obtain renters insurance as they move into your property.

 

Can you help me sell my rental property?

Yes, we can. While we don’t currently sell investment properties ourselves, we do work with an array of competent agents that can be helpful in this regard.
