Can I apply for a property without viewing it first?

No, you can’t. At Real Canadian Property Management Solutions, we require a prospective tenant to view the property first. If you apply for a property “sight unseen,” we’ll reject your application.

If, however, you are unable to see the property yourself, then you can ask a friend or a family member to view it on your behalf.

 

How can I schedule a property showing?

If you express interest in any property we manage, please click the “SCHEDULE VIEWING” button next to the property you are interested in from our website. Additionally, you can call our office 780-532-4900 and press #1 to speak to our leasing department.

Our staff will be happy to help answer any questions you may have.

 

How do I apply to rent one of your properties?

First and foremost, we require that all applicants be of the age of eighteen years and over. Next, you must fill out a rental application form, a link to our online application form will be sent to you automatically once you have completed viewing the property. You can also get this link yourself right from our website by hitting the “Submit and Application” link which is located underneath the Schedule Viewing button next to the property you are interested in.

Will I need to sign the lease or rental agreement?

Of course! You need to sign an agreement before you can be allowed to rent any of our rental properties. Generally speaking, most of our leases run for a whole year. The lease stipulates the rights and responsibilities of each party to the lease.

We’ll hand you the keys to your home once you do four important things. That is, you have applied for the property and been accepted, paid the deposit, first month’s rent and signed the lease.

 

How much do you charge as a security deposit?

At Real Canadian Property Management Solutions, the security deposit we charge is equivalent to the rent of one month. You must pay it in full before you can be allowed to move in.

 

When is the rent due?

Your rent will become due on the first day of the month. It’ll then become late once the clock moves past midnight on the 1st. You’ll, however, have three more days until the grace period lapses.

You’ll be charged a late fee if your rent isn’t received in our office by 5:00 pm on the fourth day of the month.

 

Which rent payment methods do you provide?

At Real Canadian Property Management Solutions, we provide two rent payment solutions.

The first and best option is to pay it online by clicking on the Tenant Portal from your phone or computer. You’ll only need an internet connection to do this and is accessible from our website.

And lastly, you could decide to pay it in person at our office by verified funds only!

Due to security reasons, we don’t accept cash.

 

Can you waive my late charges if I’m an excellent tenant and take good care of the home?

No, we cannot waive late charges. According to the Fair Housing Law, we are required to treat all tenants equally. If we waive your late charges, we will be forced to do the same for all the others.

 

What happens if I’m unable to pay my rent?

If you think you won’t be able to pay rent on time, please get in touch with us immediately. Our office will then recommend the appropriate course of action.

If you fail to communicate, then that might result in your name being forwarded to the attorney’s office for unlawful detainer, you will also be issued a pay or vacate notice effective immediately as soon as your rent it deemed as late.

 

When can I expect a rent increase?

You can expect a rent increase once the existing lease term has come to an end. Then, various factors will be considered to determine how much the rent increase will be.

Such factors include the owner’s requests as well as market conditions.

 

What should I do if I have a maintenance request?

You will need to put your non-emergency maintenance or repair request in writing through your online Tenant Portal. If you make the request during a business day, we’ll tend to it as soon as possible.

However, if the request is made on a day other than the business day, we’ll try to assign work orders to our contractors as quickly as possible.

 

What should I do if I have a plumbing problem?

You need to first turn off your water. Then, please get in touch with us and request to speak with the property manager assigned to you.

If the plumbing problem occurs during after hours, then please call our main office line and leave a message with the answering service. Please make sure that you describe the problem fully.

Our on-call property manager will then get in touch with you shortly thereafter.

 

What should I do if the smoke detector won’t stop beeping?

If the smoke detector won’t stop beeping, the problem may be the batteries. They may need replacing. You can get these at your local hardware store or market.

Sometimes, vaulted ceilings can make it hard to reach the smoke detector. When that happens, please make sure you fill out the maintenance request form and hand it to your property manager.

Please take note that disconnecting your smoke detector is illegal.

 

What happens if I lock myself out of my apartment?

Lockouts, unfortunately, aren’t categorized as emergency situations. If this happens during after hours, you’ll need to contact a locksmith or if one of the property managers is able to meet you after hours there will be an additional charge to you. This will be at your own expense.

If during office hours, then you need to contact your property manager. The both of you will then agree on a meeting point.

 

How can I contact you in case of an emergency?

In case of any emergency, please reach us at (780) 532-4900. Good examples of emergency situations include:

  • A leaking roof
  • Lack of heat
  • Back-up sewer lines
  • Gushing water
  • Gas smells

Essentially, an emergency situation is one that affects the safety or health of a tenant.

 

Who is responsible for property maintenance?

Real Canadian Property Management Solutions will be responsible for all maintenance tasks at the property.

However, there are some instances where that cost might shift over to you. A good example is when the damage is as a result of your negligence or carelessness. Another instance is when you miss an appointment with one of our maintenance contractors.

 

Under what circumstances can you or your representative enter my home?

Your property manager or one of our maintenance staff may need to access your home for several reasons. Some of the common reasons include to carry our property inspections, to carry our property maintenance or repairs, or to show the property to prospective tenants.

Nonetheless, we always try to notify you before entering. We don’t provide access keys to any of our vendors who do routine repairs.

 

Is renters insurance necessary?

Yes. At Real Canadian Property Management Solutions, we require all tenants to buy renters insurance.

 

Who is responsible for taking care of the lawn?

It’s the responsibility of the tenant to take care of the lawn unless otherwise stated. The responsibilities include watering, weeding, and mowing it.

If the grass dies under your care, you will need to re-sod the yard. Other responsibilities include snow removal and leaf clean up on driveways and sidewalks.

 

Can I smoke inside the property?

No, smoking inside our rentals is strictly prohibited. It’s a serious violation of the lease if you do it.

 

Can I live with someone else?

Yes, you can. However, you must first notify our office of your intention. The potential roommate will then need to fill out a rental application form and pass our screening procedures.

 

Can I sublease my apartment?

No, you cannot. If you need to, please contact your property manager.

 

Can I keep a pet?

There is no direct answer here, as different properties usually have different rules. If you have a pet, please get in touch with your property manager, our rule is that no pets allowed in the property unless approved in writing from our office.

 

Can I get a satellite dish?

Again, different properties usually have different rules and requirements. If you want to get a satellite dish, please first seek the direction of your property manager.

 

Can I alter the property’s locks?

No, you cannot. Replacement, rekeying, or installation of additional security devices is a serious violation of the lease agreement.

 

Can I repaint the walls?

If you need to repaint the walls, please put the request in writing first as you require the consent of the owner. In the request, make sure to mention the rooms as well as the paint color you wish to paint.

You may need to pay an additional deposit. This will be refundable to you once you restore the property back to its original condition at the end of your lease.
